Parking Lot Overlay

When an overlay makes sense and when replacement is the better call.

An overlay adds a new layer of asphalt over an existing surface, but only when the pavement underneath is still sound enough to support it.

Overlay guidelines

  • Best for pavement that is still structurally sound
  • Surface must be able to handle repairs, crack filling, cleaning, and prep first
  • Leveling may be needed before the finish course goes down
  • Existing asphalt should have enough remaining depth to support the overlay
  • If milling or deep failures are extensive, replacement may be the better path
